My take: We're past the bottom. The Chennai market is now in a slow upward cycle. Key drivers:
Waiting for metro might mean paying 10-15% more. If you find a good deal now, lock it.
Interesting data! But isn't there a correction due in 2027? Interest rates might affect affordability. I'm personally waiting another 6 months.
can confirm the omr price increase. my apartment (bought 2022 for 72L) is now valued at 88L by banks. almost 22% in 4 years 🤯
Returning NRI here! Just closed on a villa in ECR (Injambakkam) after 8 months of research.

For investors: ECR rental yields are poor (1.5-2%) but appreciation is strong. For end-use, it's heaven.
2.5-3% rental yield is actually decent for Chennai. Mumbai is barely 2%. But don't forget the 30% tax on rental income - actual returns are lower.
Tambaram and Chromepet are finally getting attention!

metro to guindy is 25 mins flat. last mile depends on office location - if near guindy station youre golden. otherwise budget 10-15 mins extra for auto
good thread but remember - weve been hearing about ORR chennai since like 2015 lol. govt infra timelines should be taken with a pinch of salt 😄
On ORR Chennai - this is the most underrated development!
Proposed Route: Ennore → Madhavaram → Ambattur → Porur → Vandalur → Kelambakkam → back to Ennore
Status:
Investment thesis: When this comes through, areas like Peerkankaranai, Mambakkam, and Padur will explode. Current prices there are ₹3,000-4,000/sft. Could easily 2x in 5-6 years.
But fair warning - these are long-term bets. No immediate infrastructure. Only for investors with 5+ year horizon.
