Hi all,
I'm a software professional working in Sholinganallur IT park. Looking to buy my first home - a 3BHK around 1400-1600 sft, budget up to ₹1.5 Cr.
Currently confused between:
My priorities:
Which area would you recommend? Any specific projects?
Thanks in advance! 🙏
@Surya_A71 - Great question! Here's my analysis based on current market:
Sholinganallur (₹7,500-9,000/sft):
Perungudi (₹6,500-7,500/sft):
Navalur (₹5,500-6,800/sft):
My recommendation: Perungudi for balanced lifestyle. Navalur if you can handle the commute.
Following this thread! Same situation here. What about water supply issues though? Heard OMR has major tanker dependency.
quick tip - check google maps traffic around 6-7pm before deciding. navalur toll plaza backup can be 20+ mins during peak... learned this the hard way 😅
Living in Navalur for 2 years now, let me share ground reality:
✅ Pros:
❌ Cons:
For a family with young kids, I'd actually suggest Perungudi. Better infrastructure for daily needs.
Has anyone verified RERA for these projects? Seen some shady "pre-launch" stuff in OMR lately. Always check tn.rera.gov.in before paying anything!
tbh since covid i work from home 4 days/week - changed my priorities completely. now i care more about apartment size than commute
Thanks everyone! Really helpful. @Ramesh_M68 - How's the Casagrand maintenance? Any issues with the builder?
for schools - dont underestimate siruseri honestly. DPS and DAV both there now. if youre in navalur its actually closer than omr schools
On the metro extension question (since OP mentioned it):
🚇 Current Status:
🔮 Future:
So Perungudi and Sholinganallur will have metro advantage by 2028. Navalur won't have direct metro for a long time - plan accordingly!
+1 for Sholinganallur if budget allows!
We bought in DLF Garden City 3 years ago. Best decision:
The traffic issue is real but manageable if you time it right. Most IT companies have flexible timing now anyway.
Watch out for:
Budget-wise, for ₹1.5 Cr you might get 1400-1500 sft max. Consider resale apartments.
