I'm looking to book a flat in an under-construction project in Hyderabad with possession targeted for late 2025 or early 2026. My budget is around 1.5 - 1.8 Cr for a 3BHK.
I've visited a few, but I'm confused about the actual progress vs builder promises.

Can anyone share their recent site visit experiences or other recommendations in West Hyderabad? I'm worried about construction delays given the market situation.
@Prasad61 - Good shortlist. Here is my take:
My Home Vipina: Premium pricing is for the brand and delivery record. They almost never delay. If you want peace of mind, go for it. Timeline of 2026 is very realistic.
Candeur Crescent: Yes, density is high. Amenities will be crowded. Appreciation might be slower compared to lower density projects.
ASBL Spire: Kokapet is the future, not "too far". The Neopolis connectivity makes it a hotcake. In fact, for 1.8Cr, getting a decent 3BHK in Kokapet is becoming hard. Grab it if available.
I'd skip Lingampally if you are looking for appreciation. Focus on Tellapur or Kokapet.
Have you looked at Rajapushpa Provincia in Narsingi? It might be slightly above budget (2Cr+) now but they have a tower delivering in late 2025. Unbeatable landscaping.
Also, check out Aparna Zenon in Puppalaguda. They are moving fast.
I visited ASBL Spire last weekend! The construction is in full swing (around 25th floor slab work).
One concern about My Home Vipina is the traffic bottleneck at the Tellapur-Gachibowli junction during peak hours. Until the flyover work is done, it's a nightmare.
+1 on the traffic. I work in FD and travel from Nallagandla side. Tellapur traffic is getting worse.
If you are open to Kollur options (a bit further), Ira Steyer has good layouts. But commute might be 30 mins+.
⚠️ Note on Kokapet/Puppalaguda area: Please check the ground level relative to the lakes.
Some new projects near the Musi river belt / Osman Sagar buffer zone might face strict NGT norms later. Stick to established builders like My Home, Rajapushpa, ASBL who generally have clear titles.
