I'm a software engineer working in Financial District (Wipro campus area). My wife works from home. We're planning to buy our first home - a 3BHK around 1600-1800 sft, budget ₹1.2-1.3 Cr.
Currently shortlisted:
Gachibowli - Closer to work, established area but prices are high Kondapur - Good social infrastructure, metro connectivity coming Narsingi - New constructions, bigger sizes at lower prices but seems far
Key priorities:
Good schools (planning for kids in 2-3 years) Low commute time (max 20-25 mins to FD) Resale value Society with good amenities Which area would you recommend? Any specific projects I should look at?

@RaviKumar_Tech - Good research! Let me share my thoughts as someone who has invested in all three areas:
Gachibowli: Yes, prices are ₹7,500-9,000/sft. For 1800 sft you're looking at ₹1.35-1.5 Cr minimum. Might exceed your budget unless you go for resale.
Kondapur: Sweet spot for your budget. ₹6,500-7,500/sft. Metro Yellow Line extension is a game-changer - property values will jump 15-20% once operational. Check out My Home Jewel or Phoenix Towers on Kondapur main road.
Narsingi: Great value at ₹5,500-6,500/sft. You'll get 1800+ sft comfortably under budget. BUT - school options are limited currently. Aparna Serene Park and Pride Purple are decent options.
My vote: Kondapur for balanced lifestyle. Narsingi if you can wait 3-4 years for infrastructure.
I live in Narsingi and work in Financial District. Some ground realities:
✅ Pros:
My commute is 12-15 mins during peak hours via ORR Got a 1900 sft 3BHK for ₹95L in 2024 (My Home Tarkshya) Very peaceful, no traffic congestion Biodiversity Park is nearby - great for walks
❌ Cons:
Limited restaurants/malls. Have to go to Gachibowli/Tolichowki for everything Schools are developing - DPS Narsingi opened recently, Oakridge is nearby in Bachupally Auto/cab availability is patchy after 9 PM Water supply is tanker-dependent in some societies If your wife WFH, she might feel isolated initially. Kondapur has better "life" around it.
+1 for Kondapur. Been here 6 years.
Schools nearby:
Chirec Public School (10 mins) Jubilee Hills Public School (15 mins) Delhi Public School Miyapur (20 mins) Silver Oaks (Bachupally, 20 mins) Commute to FD: 20-25 mins via Gachibowli-Miyapur Road during peak. 15 mins off-peak.
Watch out for:
Kothaguda signal traffic (avoid living on that stretch) Some older buildings have parking issues
Projects I'd recommend in your budget:
Hallmark Treasor (Hafeezpet side, ₹7,200/sft) Vajra Jasmine County (KPHB side, ₹6,800/sft) Krishe Sapphire (resale, well-maintained society)
From pure investment perspective:
Area 2024 Rate 2026 Rate Appreciation Gachibowli ₹7,200 ₹8,500 ~18% Kondapur ₹5,800 ₹7,000 ~21% Narsingi ₹4,500 ₹5,800 ~29%
Narsingi is appreciating faster because of low base. But Kondapur has sustainable demand because of lived-in population and rentability.
If you ever need to rent out or sell quickly - Kondapur wins hands down. Narsingi might take 2-3 months to find a buyer/tenant.

@KondapurResident2019 - Is Hafeezpet still considered Kondapur? How's the vibe there? @SnehaReddy_FD - How's the Aparna Serene Park society? Saw it online, looks good. Anyone have experience with builder My Home Constructions? They seem to have projects in all three areas. Also - should I be worried about flooding? I've heard some horror stories about encroachment on nalas.
🚨 VERY IMPORTANT - Check nala/lake buffer zones before buying!
Use the HMDA approval map and Dharani portal to verify:

Behind Ayyappa Society (waterlogging in 2020, 2023 rains) Parts of Botanical Garden Road Safer bets: Elevated areas near Hitec City Road side
Narsingi is relatively safer from waterlogging due to terrain.
@RaviKumar_Tech - Aparna Serene Park is decent!
Pros: Good maintenance, club house, swimming pool works well, security is tight.
Cons: Some flats face the ORR - can be noisy. Ask for internal-facing units. Also their handover was delayed by 8 months (typical for all builders honestly 🙄).
My Home is a reputed builder - their construction quality is good. Just be firm on the payment schedule, they push for early installments.
